The biggest drawback is the cost of replacement. Modbit roof lifecycles are typically 15 years. When your modbit roof is on its last legs the seams and flashing detail around penetration points begin to be a problem and can be the sources of leaks. The same issues occur in smooth surface gravel bur roofs, EPDM, TPO, PVC, and SPF roof systems. The good news is all of these roofing systems do not need to be replaced. - Our crew starts by removing all unnecessary and non-functional equipment and debris from your roof.
- The existing substrate is pressure washed removing dirt, dust, previous paints and coatings.
- All ponding water areas will be eliminated
- All seams, penetrations, curbs, cracks, splits, and parapet walls details will be flashed using Urethane Brush-Grade 522
- Ure-A-Sil base coat of Aromatic Urethane 520 is applied
- Ure-A-Sil top coat of High Solids 412 is applied over the base coat to complete the system
